Home Inspections: Inspecting includes an evaluation of the observable portions of approximately 350 - 500 items, including the following major components: Foundation, Electrical, Roof, Walls, Sub-floor, Framing, Plumbing, Attic, Doors, Site Drainage, Heating, , Ceilings, Windows, Fireplaces, Venting, Exterior and Garage ( if attached to home) We go over the home from top to bottom, inside and out. We will report to you any defects we find and point out preventive maintenance issues you need to know in order to take better care of your home. Our purpose is not to talk you into or out of buying the home, just help get you the information you need to make a well informed decision.
Well & Water testing We test not only the supply, but also the quality. Your inspector will help you understand how it will affect your life style. Factors such as nitrites, iron, bacteria (e coli and coilform), and water hardness all contribute to your wellbeing. Other tests are available for any additional chemicals, metals, or the combinations of each.
Septic Evaluation: Certified by the state of Michigan, as well as Macomb and Shiawassee Counties, we can do an open tank or closed tank testing, as well as a dye stress test. We test to find out what limitations the septic system may have and how that affects you. In some cases we may have to check if you have any septic system at all. Your waste could be running into a ditch or field (a lot of older homes do). We can save you thousands of dollars when you consider the cost of repairs, not to mention health and environmental issues.
PestInspections:
Inspecting for termites, ants, and any other insect that would harm the structure of your home can prevent the costly unseen damage and effects. Many government-sponsored loans require this inspection to be done prior to approval.
Foundation Inspections with Engineering Certifications:
When purchasing a manufactured home, upon request, we inspect the proper installation and structural integrity. We will provide the proper documentation with an engineer’s stamp of certification. We are one of the only home inspection companies who provide this type of inspection, and this can be billed to closing.
Mold Detection:
We can help find the type of mold, the cause of the mold growing, and the effects of the mold on your home and your family. We are not an abatement company, so we have no economic incentive to find things that are not there. We will tell you our findings and help you become more aware of the health issues caused by the types of mold in your home. It is important for you to know why mold is present and where itis coming from to adequately prevent its return. We provide you with information needed to decide what to do next. With timely and cost-effective services, we are as concerned with a mold problem as if our own families lived there.
Problem Assessments:
A great way to save yourself money and anxiety, we look at any aspect of the home you are concerned with. We tell you if you have a problem and to what extent. We can give you a good idea of what the problems is, some possible ways to fix the problems, and how much it may cost. Since we don't do any corrections ourselves, we are able to objectively provide you with the information you need to help you react properly to your problems while possibly saving you thousands of dollars. For example; do you really need a whole new roof or just a repair?
